Two technologically advanced office projects in North Point designed by DLN
The existing Newton Hotel located at 226-240 Electric Road, North Point will be redeveloped into a Grade A office tower temporarily named Electric Road Office Project. As with the other Grade A office tower 18 KWR nearby, the microclimate of the site and the concerns for the health of the occupants are the key drivers for the design of these two new office towers.
     The ever-advancing building technologies and the standard of a Grade A office are constantly being redefined. DLN Director and Head of Sustainable Development Carolin Fong said, “The underlying design principle of these two projects is to go beyond the competition of being a technologically advanced architecture and strive to achieve harmony between people, the city and the environment with a backbone of quantifiable benefits.“
     Electric Road Office Project occupies a site area of 892 sq m and will provide a total gross floor area of 13,378 sq m. The project consists of a 22-storey office tower with 2-storey of retail shops, 1-storey podium garden, and 2-storey of basement car park. The project is expected to complete in the 4th quarter of 2019.
     The 18 KWR (in collaboration with Pelli Clarke Pelli) is located at 14-30 King Wah Road, North Point, Hong Kong. The development consists of a 23-storey office tower with 2-storey of basement car park. The 3,490-sq m site will provide a total gross floor area of 30,635 sq m.
     Developed by Henderson Land and designed by DLN, both projects target to achieve the highest grading for three green design certifications: LEED Platinum certification, BEAM Plus Platinum and CGBL 3-Stars.
    Urban people, especially white collars, spend most of their time in air-conditioned office. Indoor environment is one of the key factors to our health. While most of the office buildings are with curtain wall and air-conditioning, architectural design becomes the most important parameter to the quality of indoor environment and energy saving.
     Dennis Lau and Ng Chun Man Architects and Engineers (HK) Ltd (DLN) aims to build a “healthy and green” office. To achieve this objective, DLN incorporates the following into the planning and design: introducing natural ventilation; balance between natural light and shading, and most of all, urban connectivity.
    DLN also proposes to improve the living and working environment by further beautifying the lot, including repaving of pavement and driveway, increase on-grade greening and introducing street art.

     “Electric Road Office Project and 18 KWR are the culmination of DLN’s responses to the environment, synthesized into a single coherent idea – healthy and sustainable design that goes beyond,” said Carolin Fong.
