On July 28, 2011 the Lands Department awarded tenders for a residential site on Lantau Island and a commercial site in Kowloon Bay on a 50-year land grant at a total premium of $7,202,201,234.
     The residential site, Tung Chung Town Lot No. 36, at Area 55a, Tung Chung, was awarded to Pacific Earth Enterprise for $3.77 b. This site has an area of about 25,400 sq m and is designated for non-industrial (excluding godown, office, hotel and petrol station) purposes.
     The minimum gross floor area and the maximum gross floor area for private residential purposes is 76,200 sq m and 127,000 sq m. It must build no less than 2,020 residential units with the size of each unit not exceeding a saleable area of 60 sq m, of which at least 1,650 units must range in saleable area from 35 to 45 sq m and at least 370 residential units must range in saleable area from 45 to 60 sq m.
     The commercial site, New Kowloon Inland Lot No.6314, at the junction of Kai Cheung Road and Wang Kwong Road, Kowloon Bay, was awarded to Smart Edge for $3,432,201,234. It has a site area of 6,600 sq m and is designated for non-industrial (excluding residential, godown and petrol station) purposes. The minimum gross floor area and the maximum gross floor area is 47,520 sq m and 79,200 sq m.
